A Great Homesite is the Foundation for a Wonderful Home

Great homesites are the starting point for a positive home building experience.One of the biggest factors here? Location, which can have a huge impact on the resale value of a home down the line. We build in numerous great communities, but we’re also available to build in communities of your choice. Let’s look at some of the key factors you should be considering when choosing a homesite for your new home. 

What Was There Previously? 

Great homesites sometimes are easy to locate while other times requires a bit of research.In most cases, there won’t be any concerns with a previous structure on your lot. In some situations, though, it’s possible old businesses or other city-related elements once stood in that area, and you may have some basic spatial or environmental concerns. Our builders can tell you about the situations where this might be the case. 

Areas to Avoid 

There are a few types of lots that are generally best avoided: 

  • Corner lot: In some cases, a corner lot can be a great change to have no neighbors on one side. In others, though, the corner will be busy and you’ll see a steady stream of traffic all day. In addition, corner lots today rarely have both back and side yards. 
  • Busy roads: If possible, avoid lots that back up onto busy roads. These are noisy and can lower your resale value.  
  • Vacant lot behind: If possible, avoid lots that are connected to other vacant lots unless you know there are plants to begin building there soon. If not, that lot might be zoned for commercial use or something else that could change your property value down the line. 

Pick House Direction 

Houses that face north may have snow in the driveway in winter; houses with solar panels need good access to the sun. Keep these and other similar concerns in mind when considering which direction your house will face on the lot.  

Avoid Irregular Shapes or Slopes 

In general, avoid lots with weird shapes or steep slopes. These will often come with higher charges due to space concerns, and slopes can make landscaping difficult and expensive.
