11 Reasons To Build Now in Summerwood, Summerwood Estates

Unique to Rodrock Homes, the program protects buyers’ from paying for home site unknowns–like unstable or rocky soil—once construction begins. Excepting voluntary upgrades, “the Peace of Mind Program means the price you see in the original estimate for your home is the price you end up paying,” says Rodrock Homes’ Chief Operating Officer Jeff Gifford.

In addition to peace of mind, buyers say Summerwood’s placement within one of the hottest-selling areas in the Kansas City Metro (nicknamed the “Golden Mile” by industry-insiders) made their decision easy. “We wanted to be close to work, restaurants, shopping, and family,” says Patrick Ohler, who recently purchased a home with wife Kim. Located at 161st Terrace and Quivira Road in Overland Park, both communities offer quick access to metro highways.

More open space

Ohler says Summerwood’s abundance of tranquil, natural space also factored into his choice. “We chose our home site because it backs up to no one else,” says Ohler, who chose Rodrock Homes’ new 1-1/2 story Summerlin floor plan. Right now nearly half of the new home sites don’t back to neighbors, and Rodrock Homes plans to leave fifty acres of the neighborhood as open space. Some sites back to water views overlooking a private lake.  A second water feature was recently added in the new Summerwood phase.

Blue Valley Schools

Reason to build - Have your children attend Blue Valley Southwest High SchoolFamily is definitely a priority in the Rodrock community, where Summerwood kids get to attend top Blue Valley School District schools. Last year Blue Valley High Schoolers’ scored higher on the ACT than any others in the Kansas City Metro Area, and both Newsweek and The Washington Post have listed Blue Valley High Schools among top public high schools. “We’ve moved around a lot, so my kids have attended many different schools, both public and private,” says Summerwood homeowner Susan Barger.  “Blue Valley Southwest High School is fabulous.”

Reason to Build - Take your family to the resort which is your neighborhood pool and clubhouse.Families also appreciate the brand new amenity park, which features a state-of-the-art clubhouse and a lagoon-style pool with cabanas. “For us, being able to be social with our neighbors is important,” says Reynolds, who chose a home close to the pool.

Extensive trail system

Reason to build - Living in the community with its own lake and over 4 miles of walking/jogging trails.Summerwood homeowner Paola Sime-Howells and her husband Earl chose their home site for another reason. “We like that it backs to the walking trail,” she says about the long paved trail system that will eventually link the entire community.

More choice in floor plans

Floor plans from both Rodrock Homes and Providence Homes’ Terri Marks range in style from Traditional to Mediterranean to Craftsman. “With all the options they provide, it’s easy to keep your home unique,” explains Reynolds.

Also keeping homeowners happy is Developer Brian Rodrock’s habit of pairing what he calls “big-company” strength with personalized, “small-company” customer service. It’s another reason buyers like Sime-Howells are choosing Summerwood.  “Angela Fitzgerald is amazing,” says Sime-Howells of the community’s Co-Manager.  “She really cares about our needs and is always willing to help.”
