First-time home buyers, low interest rates, and attention to detail are contributing to the success for the semi-custom builder. Home sales have steadily increased throughout 2009 for this family run business.
Rodrock Homes, a family-owned company, is finding a silver lining in the real estate storm of 2009. In spite of the gloomy forecast, sales for the residential builder are providing a bright outlook. Buyers seeking a new home are selecting Rodrock Homes in record numbers when determining there may be no better time to capitalize on the current buying opportunities.
Home sales for the second quarter of 2009 were the best ever for the second generation building company in Johnson County, Kansas. August ’09 showed a 60% increase in sales over the previous best for that same month. Rodrock Homes is already at 93% of its total sales for the previous year with over three months remaining in the current year.
Brian Rodrock, president of Rodrock Homes, attributes the success of 2009 to maintaining the company’s philosophy of listening to the buyer’s voice in the building process. “Although we are a production builder, we focus on working with each family. It may start out as our house but we want to give them the freedom to design their home.”
Rodrock Homes is experiencing their impressive year while building in five different communities with homes priced between the low $200,000s to the mid $400,000s. “We have seen buyers at every price point, but we had a nice run during the Spring of this year in our entry level homes”, say Rodrock. The numbers support that claim. Cedar Ridge Park, a Rodrock Development community, with homes priced $220,000s to $240,000s accounted for 36% of the sales for the three month period of May, June and July.
The top builder for obtaining residential building permits in Johnson County for the past five years, Rodrock Homes is moving forward to assist those buyers ready to start living the American Dream. The company anticipates a strong fourth quarter due in part to the tax credits for first-time home buyers.
