DESIGN FREEDOM — Program for New Home Buyers

The single family residential builder is introducing a system giving homeowners maximum flexibility when designing their new home. Rodrock Homes understands each homebuyer desires participation in the selection process and the ability to craft a home that is truly their own. This level of involvement which previously was only afforded to a custom built home, is becoming the new standard for production built homes. The builder’s DESIGN FREEDOM program makes that possible and will be ready for the Greater Kansas City’s Spring Homes Tour this month.

Rodrock Homes is announcing its DESIGN FREEDOM program, which gives the buyer a voice in the building process. This unique concept allows the homebuyers to make selections and changes which transforms a house into their home. This program will be implemented in time for those looking for a home during the 49th annual Spring Homes Tour in Kansas City April 16-May 1.

Moving into a new home is the culmination of countless decisions. Starting with where to build and which floor plan, and ending with style of doorbell or color of the mailbox, all these questions must be answered. The goal of the DESIGN FREEDOM program is to allow homeowners a voice in the decision making process. The stage of construction of the home will determine which selections are still available.

The family owned and operated company has over 20 different floor plans, with 16 furnished models being built in 10 different new home communities throughout Johnson County, Kansas. A homebuyer may select a homesite to build any of these plans or choose a home that the builder has already begun construction. Either way, the homebuyer will be able to take full advantage of DESIGN FREEDOM. Rodrock Home offers this program on all its floor plans, regardless of the price point of the home.

What makes Rodrock Homes’ construction process unique is staging of their available inventory to maximize the personalization for those purchasing a home. Where some home builders will go ahead and complete a house to their own taste, Rodrock Homes will actually halt construction at predetermined points until the home is sold. For example a buyer purchasing a home 60 days from completion will be able to make multiple selections such as: stain color of cabinets, paint colors, tile, carpet, appliances, plumbing and lighting fixtures. This is where the freedom to design the home comes into play.

President of Rodrock Homes, Brian Rodrock knows that each homebuyer has their own degree of involvement in building a home. “There are some buyers that come in and want to build their home exactly like our model all the way down to the tile we selected or the paint color in the kid’s bedroom. Other buyers change everything that could possibly be changed in the home,” said Rodrock. He concluded, “When it’s time for that family to move in, they will know we worked together to build the home of their dreams.”

Preparing for a Parade

The family owned and operated construction business is finalizing its entries for the 63rd annual Fall Parade of Homes. This showcase of single family residential possibilities is one of the longest running events of this type in the nation. With record low interest rates, furnished new model homes available for touring in new communities, Rodrock Homes is anticipating the next two weeks to be very busy.

There is something magical about a parade. Whether it is the precision marching of the bands, brightly decorated floats, or the amazing outfits of the riders on horseback, almost everyone has their own memory from a parade. The Fall Parade of Homes may not have the trappings of a typical parade, but Rodrock Homes is attempting to create some special memories for homebuyers during the next two weeks.

The tour, first held in 1947, is sponsored by the Greater Kansas City Home Builders Association and runs October 2nd – 17th. There is no admission charge to view any of the homes which are located near Kansas City and the surrounding area. Of the 199 homes entered, 109 are on the Kansas side, with the rest in Missouri. All of the entries will be open from 11:00am to 6:00pm daily.

Brian Rodrock, president of Rodrock Homes, says his company has been putting the finishing touches on several new floor plans for this tour. “There are three new model homes in two new communities that have not been a part of any previous tours,” said Rodrock. He continued “We have 10 different floor plans this fall ranging from 1,950 to 3,454 square feet. Our goal is to display the full spectrum of what we have to offer as opposed to showing the same plan over and over again.”

With the variety of floor plans in five different neighborhood communities, in three cities, being represented by four of the best school districts in the state of Kansas, the Johnson County homebuilder strives to have something for everybody. Rodrock commented “There are some homebuyers that only want to be in the Blue Valley School District, while others say they will only live in the city of Lenexa or Olathe. We understand one key to success is having the right product in the right location.”

The semi-custom home builder is expecting a great turnout during the fall tour. There are potential homebuyers ready to take advantage of the low interest rate before those rates increase. Other people will come out to get ideas for a remodeling project on their existing home, while some just want to see the decorating ideas for the season.

Even as final preparations are being made for the homes that will be a part of this tour, Rodrock Homes is continuing to look toward the future. As people walk through the 12 model homes the residential builder has on display in the next two weeks, construction will begin on three new models to be available for the Spring 2011 Homes Tour. Five new homes starts each will be going up in Meadows of Mills Farm in Overland Park as well as Bristol Ridge located in Lenexa. Besides, it’s never too early to get ready for the next parade.
